Gas Safety

As a landlord, you are legally responsible for the safety of your tenants in relation to gas safety. By law you must:

  • Repair and maintain gas pipework, flues and appliances in safe condition
  • Ensure an annual gas safety check on each appliance and flue
  • Keep a record of each safety check

All J Heating Services engineers are fully qualified and Gas Safe registered (mains gas and LPG) to be able to carry this work out for you.

We will even keep a record of when your gas safety check is due and contact you in advance to make sure that your property is always covered.

 

Oil Safety

There is no legal requirement in the United Kingdom at present for a landlord to obtain a landlord safety certificate for oil-fired equipment installed within a let property.

However, BS5410 Part 1 does require oil-fired boilers to be serviced periodically in accordance with the manufacturer's instructions.

Oil tanks and oil feed pipework should also be checked for condition and leaks.

Good practise would indicate that Landlords to give themselves and their tenants peace of mind, should have oil fired appliances within the let property inspected and serviced to the manufacturer's instructions. Indeed, a number of property insurers demand it.

Planned maintenance can help keep an appliance operating at peak performance, save on expensive call out fees as well as helping to reduce fuel bills.

All J Heating Services engineers are fully qualified and OFTEC registered to be able to carry this work out for you.

We will even keep a record of when your oil fired equipment, oil tank and pipework was last inspected and contact you every 12 months to arrange re-inspection to ensure the equipment is in peak condition.
